The upward trend in Gilbert prices is undeniable; the median price has increased 19% since the beginning of 2016 and 7% Year over Year since last March. (The Median Price was $264,825 in January 2016, $295,000 in March 2017, and $315,000 in March 2018.) This upward pricing trend is clear, with prices moving higher as you look from left to right along the chart.
A second obvious trend is the seasonality of pricing. Notice how prices surge upward in the spring and summer months (yellow), and then they level off in the fall and winter months (orange).
If the recent seasonality trend holds true again this year, we are at the beginning of the next upward wave in prices...
